Can I buy a property in the Coffee Triangle without traveling?
Yes. With a power of attorney granted to a trusted person, that person can sign the purchase agreement and the deed on your behalf. We coordinate the entire process remotely, with virtual tours.
How do I grant the power of attorney if I live abroad?
You can grant it at the Colombian consulate in your city, or before a notary in your country of residence. If abroad, the document must have an apostille or consular legalization to be valid in Colombia. We tell you exactly how to do it.
Which areas of the Coffee Triangle do you cover?
We work mainly in Armenia and the Quindío: apartments and houses in the city, farms and countryside properties in municipalities such as Calarcá, Salento, Montenegro, Quimbaya and Circasia.
What documents do I need to buy from abroad?
Your Colombian ID (cédula) or passport, the power of attorney (if you do not travel), and the property documents: certificate of title and freedom, tax clearance and deed. We tell you what you need in each case.
Can I get a mortgage while living abroad?
Yes. Several Colombian banks have credit lines specifically for Colombians abroad, with requirements adapted to your income in foreign currency. You can also pay in cash, which is common in this market.
How much do the purchase procedures cost?
It depends on the property value: registration and recording tax (~1%), notary fees, and if applicable the apostille or legalization of the power of attorney. We give you a complete estimate before starting, with no surprises.
What taxes do I pay as an owner?
Annual property tax, and if you sell in the future, capital gains tax. Rental income is also taxed, but there are deductions. We advise you with specialized accountants.
What happens to my property when I am not in Colombia?
We can manage it with traditional rental: we find a tenant, sign a protected contract, manage collections and send you periodic reports and transfers to your account.
